Passive fire systems in the Sydney metropolitan area

Tested penetration seals, fire-rated boards and collars installed with photo registers for NSW certifiers.

Containing fire and smoke the right way

Every new service penetration through a rated wall or slab weakens the original fire compartment unless it is reinstated with a listed system. Our passive fire crews work across the Sydney metro, cutting out ad hoc foam jobs, installing manufacturer-approved collars, wraps and mortars, then labelling each asset for future trades.

We partner with strata managers upgrading older CBD stock as well as builders handing over health and education projects where FWPA and CSIRO test evidence must match the as-built condition. Velocity CG keeps submittals, inspection forms and close-out photos in one folder so your PCA can tick Schedule 7 items quickly.

What is involved

  • Review of fire engineering reports, AS 1530.4 compliant systems and builder shop drawings.
  • Removal of non-compliant packing, reinstatement of steel sleeves and intumescent sealants.
  • Installation of fire pillows, dampers and shaft walls where mechanical trades have penetrated FRL lines.
  • Final walk-through with labels facing plant room aisles for maintenance staff.

What to expect on site

Work is booked in fire-isolated zones with temporary alarms monitored by your warden. Dust extraction runs continuously, and hot works permits sit beside extinguishers at each penetration. Because we operate Monday–Friday 7.00am–4.00pm, noisy cutting stays inside standard by-laws for Sydney residential towers.

Three reasons to use Velocity CG

  1. Single discipline focus: Passive fire is all we schedule that day, with no chasing wet trades.
  2. Certifier-ready packs: Data sheets, inspection tickets and photos exported to PDF.
  3. Future-proof labelling: QR-ready tags note system type and re-entry date for audits.

Frequently asked questions

Which Australian Standard governs passive fire penetrations?

AS 1530.4 sets out the test methods and construction requirements for fire-resistant elements. Your fire engineer nominates the FRL and system numbers; we install exactly to those schedules and record any field changes for the certifier.

Can electricians cut holes after you have certified a level?

Only with a rework notice. We issue simple instructions to trades outlining maximum sleeve sizes and compatible products. Unauthorised penetrations void coverage, so we recommend a final audit before OC in NSW.

How do strata schemes budget for passive fire upgrades?

We break the building into vertical zones, price opening inspections, make-safe works and final seals separately. That lets Sydney owners corporations stage spending across financial years while keeping escape routes legal.
