Passive fire systems in the Sydney metropolitan area

Listed penetration seals and collars reinstated to manufacturer detail, with labelled photos for PCA reviews.

Why strata and builders use our passive fire crews

We focus on common penetration and collar reinstatement work, with paperwork aligned to your engineer or PCA marked drawings.

Certifier-ready packs

Data sheets, inspection tickets and close-out photos exported to one PDF per level.

Focused work blocks

Where the programme allows, we book passive fire tasks in clear windows so other trades know when ceilings or risers are free.

Future-proof labelling

Tags note system type and re-entry dates so maintenance teams know what was installed.

Send floor plans or engineer schedules and we return a marked-up scope within two business days.

Containing fire and smoke the right way

New services through rated walls or slabs need to be closed with systems that match your fire engineer’s schedule. Our crews focus on typical penetration and collar reinstatement across the Sydney metro, removing non-compliant packing, installing manufacturer-approved collars, wraps or mortars where specified, then labelling each location for future trades.

We work with strata managers and builders on apartments and light commercial projects where the PCA expects clear photos and labels at handover.

What is involved on site

  • Review of marked drawings, engineer schedules and manufacturer details before we cut or seal.
  • Removal of non-compliant packing and reinstatement of listed collars, wraps or sealants to match the nominated system.
  • Photo register of each penetration before cover-up, with labels readable from aisles or risers.
  • Coordination with your PCA or fire engineer on hold points before plaster or services conceal the work.

Work is booked inside your building’s access rules. Monday–Friday 7.00am–4.00pm is our usual window; dust control and hot-work permits follow site requirements.

What clients say about our passive fire work

Feedback from strata and construction teams across the Sydney metro.

“The PCA commented that our penetration register was the clearest they had seen all year. Velocity labelled every collar and matched each photo to the engineer schedule.”

Strata manager, Inner West

“We had electricians chasing us for ceiling access. Their crew staged one plant level at a time so fire panels stayed legal overnight.”

Site supervisor, commercial fit-out

“Budget was tight after a failed inspection. They stripped the non-compliant foam, reinstated listed systems and handed us a single PDF for the owners corporation.”

Building consultant, CBD

Frequently asked questions

Which Australian Standard governs passive fire penetrations?

AS 1530.4 sets out the test methods and construction requirements for fire-resistant elements. Your fire engineer nominates the FRL and system numbers; we install exactly to those schedules and record any field changes for the certifier.

Can electricians cut holes after you have certified a level?

Only with a rework notice. We issue simple instructions to trades outlining maximum sleeve sizes and compatible products. Unauthorised penetrations void coverage, so we recommend a final audit before OC in NSW.

How do strata schemes budget for passive fire upgrades?

We break the building into vertical zones, price opening inspections, make-safe works and final seals separately. That lets Sydney owners corporations stage spending across financial years while keeping escape routes legal.
